How to Prepare PDFs for a Mortgage Application

Mortgage applications are document-heavy. Lenders and brokers typically ask for proof of identity, proof of income, bank statements, details of debts and, for self-employed applicants, tax returns and accounts. Delays usually come from missing pages, unreadable scans or documents sent in the wrong format, not from the lending decision itself. Preparing your PDFs properly speeds things up.

Get the exact list from your lender or broker

Requirements vary by lender and country, and by your situation. Ask for the list in writing and check details such as:

  • How many months of payslips and bank statements.
  • Whether online statements are accepted or must be stamped or certified.
  • Whether documents must show your full name and address.

Download originals where possible

Keep sizes manageable

If the portal has a size limit, compress scanned PDFs, then check that every figure is still readable. Downloaded statements are usually small already.
